Vacation rentals are a different beast than home services, but the pattern is identical: visibility on the surfaces customers actually use to find a property is the entire game. When travelers planning a Kauai trip ask ChatGPT “best luxury vacation rental Kauai north shore,” they get three names. Either you’re one of the three or you’re invisible.
River Estate’s Diagnostic in March 2025: Visibility Score of 11%. Beautifully built, gorgeously photographed, well-reviewed — but almost never named in AI answers because the property’s web presence was scattered across Airbnb, VRBO, and a hand-coded direct-booking site, with no coherent canonical story across surfaces.
What We Did
The Position layer for vacation rentals is different from home services. We focused on:
- Consolidating the property’s positioning across all three booking platforms (same description, same key differentiators, same photo lead order)
- Building a canonical “What it’s like to stay at River Estate” long-form content piece on the direct-booking site — written as a first-person travelogue, citation-friendly format
- Submitting the property to 12 niche travel-content surfaces (Reddit r/Kauai, the Kauai sub-forum on FlyerTalk, two regional luxury-travel newsletters)
- Securing two coverage placements in shoulder-vertical publications: a Hawaiian-architecture blog and a Pacific-Northwest-departures travel newsletter
The Results
Visibility Score: 11% to 47% in 90 days. Direct bookings (the high-margin channel) climbed from an average of 4 nights/month to 18 nights/month. Total nights booked across all channels: +118 over the same 90-day window the previous year. Revenue impact over baseline: $67,000 in 90 days, with the bigger leverage in the subsequent quarter as direct bookings displaced Airbnb’s 14% take rate.
River Estate is now in Year 2 of engagement. The owner has expanded to a second property in Princeville which we onboarded in January 2026.
